1650 Lead Hill Blvd., Roseville, California.  This Class A office
building is a fully leased investment purchased during a 1031
exchange.  Property offered Buyer increased cash flow with strong
credit tenants on long term leases.
3001 Vaux Ave., Elk Grove, California.  This property was
purchased by an individual completing a 1031 Exchange.  Vaux
Ave. offered the investor a two-tenant fully leased property with
the option to sell individual condo units at a higher sales price.
29280 Mace Blvd, Davis, California.  This +/- 10 acre property had
a 2,800 sq. ft. office/lab building, 6,000 sq. ft. of greenhouse, and
6,000 sq. ft. of storage (a portion of which was conditioned).  Due
to previous contamination, this property was a difficult sale.  
Property was sold to an Owner/User.
16816 Antelope is a 16 unit apartment complex located in the City
of Esparto, CA.  The property was listed at $1,650,000 and sold
for full price.  Escrow closed 90 days after the property was put on
the market.
2627 Carmichael Way, Carmichael is a 24 unit apartment complex
located just off Fair Oaks Blvd.  The property sold for $2,400,000
or $100,000 per unit.  A majority of the tenants were on
month-to-month leases.  Property consisted of a good mix of 2
bed/1 bath and 1 bed/1 bath units.
Circle K, Hephzibah, Georgia.  Single tenant absolute NNN lease
by parent company of Circle K.  This property was purchased for
by an investor looking for long term stabilized income.  The
investment offered a 6.5% Cap Rate with a new 17 year lease.  
Total time in escrow:  45-60 days.
Eckerd Drug Store, Macon, Georgia.  After representing Buyer on
the sale of their multi-family properties, Buyer successfully
purchased this recently developed single tenant building.  Building
had a long term NNN lease in place.
4890 Granite Dr., Rocklin, California.  This property was in escrow
for less than 60 days.  Property was purchased by the City of
Rocklin for the City's use.  Building was completely vacant and 75%
was in cold shell condition.
